This role is working for a well established family run Property Management company based in the Hertfordshire area. This really is a lovely firm to work for who really look after their staff. As Trainee Block Manager you will be responsible for your own portfolio and will become a key player in the company. In this wide-range and exciting role, you will be the main contact for landlords and leaseholders, coordinating maintenance, carrying out inspections, and managing all Health & Safety compliance.
They are looking for someone who is highly organised and efficient. You will be of a proactive nature and happy to work independently as well as part of a team.
They will consider mature candidates who are looking for a change in career direction also will consider anyone who has some experience and knowledge in Block Management. It could be in the capacity of Administrator or Section 20 Admin or maybe you currently assist a Block Manager with their portfolio and now want to progress and manage your own.
The main characteristics they look for are professional candidates with the motivation and desire to build a successful career in Property/Block Management, someone who is reliable and can show their desire for longevity in their next position.
The ideal Trainee Block Manager must have high attention to detail and accurate English writing skills with the desire to work towards
AIRPM qualification. Fully funded and supported by the company.
As Trainee Block Manager your role will involve:
- Client/Lessee Communication
- AGM's and other meetings
- Site Inspections
- Dealing with and maintaining Complaints
- Resolving disputes
- Liaise with porters and caretakers and dealing with new employment contracts, pay, bonuses, interviewing and employing new caretakers
- Instructing approved consultants, surveyors and building contractor
- Following Health & Safety guidelines
- Financial - ensuring works carried out are within the service charge budget
- Liaise with bookkeepers over reserve funds/section 20 consultation notices
- Dealing with Major works - Section 20 process
- Other general office duties
This company is big on work life balance, no weekend work is involved. But some evening work may be required from time to time, for which a time in Lieu scheme is adopted
Hours are 8:30am to 5pm Monday to Friday! Salary is between £28,000 p.a. to £31,000 p.a. depending on experience and qualifications!Lovely offices!
