The successful candidate will require 5 years continuous checkable UK history to get gain security clearance. Job Purpose
- Coordinate and manage Planned Preventative Maintenance (PPM), Reactive Maintenance and extra works including emergencies in accordance with the contract requirements.
- Provide the first line support for Site Maintenance Services Group (SMSG)
- Provide support to the administration / help-desk team as appropriate
- Support a Centre of Excellence delivery across all M&E activities.
- Review Sub-Contractor RAMS and arrange access where required.
- Provide Leadership and technical guidance to the team,
- Ensure works are programmed and planned to achieve 100% Statutory Compliance
- Provide support to the projects team with technical knowledge as required.
- Be part of the Company Site Management team.
Key Responsibilities and Accountabilities
- Human Resources
- Ensure own holidays are planned and agreed in line with company HR policy and site cover is maintained
- Ensure that direct reports holidays are booked in accordance with HR Policy and site cover is maintained
- Carry out back to work interviews following periods of unauthorised absence.
- Carry out annual appraisals and regular reviews of direct reports.
- Highlight any training needs.
- Support other departments to obtain team engagement.
- Positively motivate team individuals and constantly review their effectiveness.
- Planned Preventative Maintenance
- Plan, Programme and Manage all Planned Preventative Maintenance to ensure that equipment is maintained in line with contract specification and Service Level Agreements.
- Ensure 100% Statutory Compliance at all times
- Ensure that the team update the CAFM system on their Tablets for each job.
- Reactive Maintenance
- Prioritise and Manage all Reactive Maintenance Calls to ensure that contract SLAs are met.
- Ensure that the team update the CAFM system on their Tablets for each job.
- Contractor Control
- Ensure all subcontractors are on the Company approved suppliers list prior to engaging their services.
- Ensure all subcontractors attending site have had a Company Site induction within the last 12 months.
- Miscellaneous
- Ensure office area, plant rooms, workshops and storage areas are kept clean and tidy.
- Attend regular meetings as agreed with the Client and Company Manager.
- Be proactive and initiate innovative methods to increase the efficiency of the service and provide continuous improvement.
- Assist in the management and delivery of requested documentation and agreed reports to the Client in the necessary timescale.
Health & Safety
- Ensure all work carried out complies with Company Facility Management Safety Policies.
- Ensure all work carried out complies with UKAEAs Safety Policies.
- Ensure all works carried out is covered with site specific Risk Assessments
- Ensure that all Company Chemicals are correctly stored and that COSHH Data Sheets and Assessments are reviewed by the engineers before use
- Administer the Permit to Access system in line with Company Policy.
- Ensure Team complete Point of Works prior to commencing tasks
- Ensure all Sub-Contractors comply with Company & Client Health and Safety policies.
Qualifications, Experience, Knowledge and SkillsEssential
- High level of willingness with a "can do" attitude
- Good Communication Skills, with the ability to 'be in touch' at all levels
- Able to make decisions that will support the aims and objects of the contract in supporting the Client's objectives
- Good Literacy
- Good PC Skills
- Mechanical Apprenticeship - gained within the building maintenance industry or equivalent
- Experience with similar maintenance and supervisory duties including fault diagnosis, and rectification
- Experience in all aspects of general building PPM schedules
- Health and Safety Training
- Experience with similar maintenance duties including fault diagnosis, rectification.
- Maintaining critical rotating equipment, Chillers, HVAC systems, BMS, and process water systems.
Desirable
- City & Guilds Part 3 (Electrical Installation 2360), Course C or recognised equivalent
- Health and Safety Training (IOSH Managing Safely)
- Experience in computer PPM management systems
- 18th Edition Institute of Electrical Engineers (I.E.E) Registration
- ACoP L8 awareness
- Pressure regulations awareness.
- Fault Finding and Understanding of Schematic Drawings.
